Building Surveys

Damp and Timber Surveys

Damp and Timber inspection and Reports should be carried out by experienced professionals, who have had the required training in the diagnosis of dampness and timber defects including the remedial works needed to prevent further damage to your home.  HCS Building Surveyors have that knowledge and experience to do these inspections and provide detailed reports in easy to understand wording.

Party Wall Matters

The  local  authority  request  that  the owners of all new proposed extensions which are close to adjoining buildings employ the services of a Party Wall Surveyor, this is due to the many disputes regarding undermining foundations, trespass and general nuisance during the building works. This also includes apartment’s which are above or below other dwellings.

 

Expert witness

We provide  Expert Witness  statements and court appearance when needed, following disputes between landlords and tenants, boundary  disputes between neighbours, including Party wall  matters.                       Disputes with dampness and Timber defects, mould and condensation issues which can be a serious health issue.

 

Project Management

No matter how carefully planned; some project do suffer problems; these problems can be limited, if you employ a project manager. Many organisations today don’t employ full-time project managers. Indeed, it’s common to pull together a project team to meet each particular need, one that usually involves producing an end product or service that benefits the organisation or effects change. Architectural Design and Planning Approval.

If your thinking of building an  extension  to  your property or even building  your  own  house  you  will  need  a  full set  of  plans,  good architectural  drawings are  essential,  they  enable you to see the finished product in paper form before putting a shovel in the ground.

The plans also allow you to make changes and add your own ideas and designs, it also gives you time to see other house designs and visit properties  to  get a  variety  of ideas that you may want to use.  Whatever your project might be and however big or small (House Plans, Extensions or Renovation drawings).                                                                                                                                                        We can provide the full Architectural and Surveying service including: Full working drawings on  A1 paper, pdf copies, details and notes, calculations, Submission to Planning and Building Control and drawings                                                                                 approval notices.

Structural Calculations

We provide  Structural Calculations  with almost every set of drawings we produce, these calculations are needed to prove that every steel beam and timber hip rafter will carry the  load imposed  upon  it;  all  extensions  are  different, room  sizes, ceiling heights,  different  types  of  structural walls and brickwork, different roof designs and roof tiles or slates,  they  all  produce  different  loads;  no  one size of beam  fits  all;   however  the  biggest  beams  will  carry anything domestic, but will be very expensive.  The calculations allow you to insert the smallest size beam that will do the job effectively.

The cost of  calculations will always be lower than putting in a bigger beam that will certainly do the job; but this is academic anyway, as the Building Control engineers will want proof that the beams will hold up your house.
